Homes in Lower Merion

Stone singles,
twins and Tudors.

No Montgomery County municipality has more single-family detached homes than Lower Merion. Most are owner-occupied and plenty have four bedrooms or more, with a solid share of apartment buildings mixed in.

01
Bala Cynwyd stone

Bala and Cynwyd boomed around 1900, and stone houses went up on streets like Bryn Mawr Avenue. Big older houses take longer, so give us the number of floors and bathrooms.

02
Revival styles

Developers there built Colonial Revival and English Tudor homes, among other styles. Built-ins and old wood trim get wiped by hand, so mention any rooms full of them.

03
Ardmore twins

Twin homes stand on Holland Avenue, a block from the old Autocar works. A twin has its own stairs, so tell us which floors and whether the basement is in.

04
Walk to town

Single homes sit a few blocks from Ardmore’s business district, which runs along Lancaster Avenue, Rittenhouse Place and Cricket Avenue. Close to the shops, parking is the question, so tell us.

Permit streets

On streets with posted time limits, only cars showing a residential permit can stay longer. Your permit can’t go on a visitor’s car, and contractors who need longer must contact Parking Services first. Tell us what your block allows.

Trains

Paoli/Thorndale trains stop at stations called Merion, Wynnewood, Ardmore, Haverford, Bryn Mawr and Rosemont, and the Cynwyd Line stops at Bala and Cynwyd.

Gates and drives

Many homes here are detached singles. If yours has a gate code, a long drive or a side door you’d rather we use, put it in your booking notes.

Local facts on this page: U.S. Census Bureau, ACS 2020-2024, Lower Merion School District, Lower Merion Historical Society, Wikipedia, Lower Merion Township, SEPTA, Haverford Township Historical Society.

Do you clean Bala Cynwyd, Gladwyne, Penn Valley and the other Lower Merion villages?

Yes. Lower Merion Township takes in Merion, Wynnewood, Ardmore, Haverford, Bryn Mawr, Rosemont, Bala and Cynwyd, plus Belmont Hills, General Wayne, Gladwyne, Penn Valley, Penn Wynne and Villanova. We clean in every one of them. Your mail may name the village instead of the township, and that’s fine: book with your street address.

Is Narberth part of Lower Merion?

No. Narberth is a separate borough of roughly half a square mile, and the township rings it completely. The two share the 19072 ZIP, so the addresses can look alike. We clean on both sides of the borough line, and Narberth has a page of its own. Book with your street address either way.

My address says Ardmore, Bryn Mawr or Villanova. Is that Lower Merion?

Often, not always. Villanova and Rosemont are split between Lower Merion and Radnor Township, the Census counts parts of Haverford and Radnor townships as Bryn Mawr, and Haverford Township has its own Ardmore Park neighborhood. We clean on both sides of all those lines, so just book with your street address.

Where do the cleaners park near Ardmore’s shops?

Ardmore’s downtown is centered on Lancaster Avenue, Rittenhouse Place and Cricket Avenue. On township streets with posted time limits, only cars showing a residential permit can stay longer, and a visitor can’t borrow yours. If your driveway is free on cleaning day, tell us in your booking notes. The cleaners would rather use it than move the car mid-visit.

What happens if it snows on cleaning day?

Lower Merion can declare a snow emergency for three inches of snow or more. Then no one may park on either side of a snow emergency route, which carry red and white signs. Cul-de-sac circles are off limits too, and two-sided streets switch to one side by odd or even year. If a storm is due, tell us where the cleaners can park.
