In short

What a moving
clean is.

A move-in or move-out cleaning is a whole-home clean of a house or apartment that’s empty, or about to be. Every item on the checklist is cleaned, because an empty home shows every surface. Book online and see your price before you submit.

We clean rowhome rentals, walk-up apartments, condos and houses across Philadelphia and the Pennsylvania suburbs.

About your deposit

Your landlord or leasing office decides your deposit, so we can’t promise it. Got their move-out checklist? Compare it with ours and ask us about anything that isn’t on it before you book.

Who books it

  • Renters moving outYour landlord or leasing office walks the unit before deciding on your security deposit, so the clean needs to happen after you’re out and before that walkthrough.
  • Landlords and property managersTurn a unit between tenants without driving over to let anyone in. Entry, alarm, parking, pet and lock-up instructions can be sent in advance.
  • Selling or listing a homeEmpty rooms show everything in listing photos and at showings. Get the clean done once the furniture is gone and before the photographer arrives.
  • Moving into a new placeHave the home cleaned before your boxes arrive, while the rooms are empty and every surface is easy to reach.

Need one small thing done while we’re there? Tell us before your appointment and we’ll do our best to fit it in if time allows. Bigger jobs, like the inside of the fridge or oven, are add-ons you can pick when you book.

Add-ons worth booking for a move

If a landlord or buyer is checking, we’d add the inside of the fridge, oven and cabinets. None of it is in the base price.

Laundry and pet add-ons aren’t offered on a moving clean, because the home is empty.

  • Bodily fluids (blood, urine, vomit, feces)
  • Washing of exterior windows

CleanStart+

Make the moving
clean the first
of three.

CleanStart+ is a 3-visit plan for moving in: a discounted move-in clean on visit 1, then 2 recurring visits at your new home.

Same rules as PhillyCare+: if the plan is canceled before all 3 visits are completed, the remaining difference between the discounted price and the regular price of that first clean becomes due. Inside the refrigerator, oven and cabinets are still add-ons on the plan.

1Moving clean

Your move-in clean, at the discounted plan price.

2Keep it clean

Your first recurring visit.

3Keep the routine

Your second recurring visit. After this one, there’s no long-term contract.

  • 2 recurring visits at your new home
  • No long-term contract after visit 3

Book it if you already know you want regular cleaning after the move. If this is a one-off clean, book the regular move-in or move-out clean instead.

Pricing

What a moving
clean costs.

There’s no single price for a moving clean, because every home is a different size and condition. Your price is based on home size, cleaning type, current condition, frequency, the add-ons you choose, and reserved time where it applies.

01
Stairs on every floor

Every stair railing and banister is on the moving checklist.
Tell us how many floors.

02
Trinities

Three small floors joined by a winding stair.
Mention it so the team knows the layout.

03
Walk-ups + condos

No elevator, a front desk, or building rules?
Add them to your booking notes.

04
Parking + access

Street parking, permits and keys.
Tell us where to park and how to get in.

You see it before you submit. The booking form calculates your price from your details before you submit. If the home needs more time than you booked, you get options first: add time, focus on your priorities, or schedule another visit. Nothing is added without your approval.

Moving dates slip, so know this one. Cancel or reschedule more than 24 hours ahead and there’s no fee. Inside 24 hours, a late cancellation is $60 and a late reschedule is $30.

Prefer a set price? The x98 Specials are 2 cleaners for 2 hours at $198, 3 hours at $298 or 4 hours at $398, working through your priorities in order. A Special buys time pointed at your priorities. A moving clean buys the whole checklist.

Booking online yourself? Take 20% off a one-time deep cleaning you book online. $250 minimum, one per household, and it can’t be combined with other offers, the x98 Specials or PhillyCare+.

When to book

Book it after
the last box.

Move-out cleaning FAQ

the move.

What does a move-out clean include?

It covers the whole home: floors, surfaces, mirrors, baseboards, doors, blinds, the kitchen, the bathrooms and the laundry area, following the checklist on this page. Every item on the checklist is included, and add-ons such as the inside of the fridge, oven and cabinets can be chosen when you book.

Will a move-out clean get my security deposit back?

Your landlord or leasing office decides your deposit, so we can’t promise it. What we can do is show you exactly what our checklist covers and what’s an add-on. If they give you a move-out checklist, compare it with ours and ask us about anything that isn’t on it before you book.

Is the inside of the fridge and oven included?

No, they are add-ons you choose at booking, along with the inside of cabinets and drawers. If a landlord or buyer is checking, we’d add them. Empty and defrost the fridge, run the oven’s self-clean cycle and empty the cabinets before the cleaning.

Do I need to be there for the cleaning?

No, you don’t need to be home. Entry, alarm, parking, pet and lock-up instructions can be provided in advance. If something in your booked scope was missed, contact us within 24 hours and we’ll send a cleaner back to re-clean it at no charge, or take care of it at your next scheduled cleaning.

When should I book, before or after the movers?

After. Book the clean for once the last box is out and before you hand back the keys, because a clean done before the movers gets undone by the move. Leave room between the clean and the landlord’s walkthrough, and keep the water, power and lights on until the clean is done.

Do you clean rentals between tenants?

Yes. Landlords and property managers book a move-out clean to turn a unit between tenants. You don’t need to be there: entry, alarm, parking, pet and lock-up instructions can be sent in advance. In a walk-up or condo building, add the floor, the front desk and any building rules to your booking notes.

What isn’t included in a move-out clean?

Paint stains, bio-hazards such as mold, bodily fluids, exterior windows, the exterior of the home, moving heavy furniture more than 50 lbs, wet wiping of light bulbs, animal waste, litter or insects, and cleaning while another service provider is present. Laundry and pet add-ons aren’t offered, because the home is empty.
