How to clean an office after construction or renovation

August 08, 2024

Clean an office after construction in three passes. First a rough clean once the trades finish, to clear debris and heavy dust. Then a detail clean from the ceiling down: HEPA-vacuum and damp-wipe every surface, inside every cabinet, the vents, the windows and the floors. Then a touch-up after the punch list, right before people move back in.

Construction dust is finer than household dust, and it gets everywhere. One pass doesn't get it.

Why is construction dust so hard to clean?

Drywall and plaster dust are fine powders. They float, settle on every flat surface, work into vents and light fixtures, and come back down for days after the work stops. Wipe it dry and you smear it; sweep it and you put it back in the air.

Older Philadelphia offices add their own layer. Renovating a floor of an older Center City building or a converted rowhome office often means cutting into old plaster as well as new drywall. If the building is older, ask your contractor whether any lead paint was disturbed and how it was handled before general cleaning starts.

What happens in the rough clean?

As soon as the dusty work is done:

  • Clear the debris, offcuts, packaging and tape.
  • HEPA-vacuum the floors and the window sills.
  • Scrape off paint drips, caulk and labels on glass, carefully.
  • Pull the protective film and masking off fixtures and floors.
  • Change or vacuum the HVAC filters, and ask the contractor whether the returns were sealed during the work.

What happens in the detail clean?

Top to bottom, every surface:

  1. High: light fixtures, ceiling vents and diffusers, exposed ductwork, the tops of door frames and window frames.
  2. Walls: dust them with a HEPA brush attachment, then spot-wipe marks.
  3. Windows: sills, tracks and frames first, then the glass.
  4. Cabinets and shelving: inside, outside and on top. New millwork is a dust shelf.
  5. Doors and hardware, switch plates and outlet covers.
  6. Kitchen and restrooms: fixtures, inside the cabinets, the appliances, the partitions.
  7. Baseboards and the edges of the floor.
  8. Floors: HEPA-vacuum, then the right method for each floor. New finishes have cure times, so ask the installer what's safe and when.

Rinse cloths constantly. A microfiber cloth loaded with drywall dust is just moving it around.

What tools make it go faster?

  • A HEPA vacuum with a brush and a crevice tool. A shop vac without a fine filter blows the finest dust out the exhaust.
  • A stack of microfiber cloths, more than you think you need.
  • Two buckets, one for clean water and one for rinsing.
  • A plastic razor scraper for glass, and a flat-edged scraper for floors.
  • An extension pole for high vents and fixtures, instead of standing on furniture.

What happens in the touch-up?

After the punch list, there's usually one more sanded patch or one more drilled hole. Walk the space and wipe the surfaces near any late work, vacuum the floors again, clean the glass on the entry doors and the conference rooms, and do a last pass on the restrooms and the kitchen.

When should it be scheduled?

Book the detail clean for after the last dusty trade is done, not while the electricians are still cutting holes. Leave a gap between the clean and the move-in date for the touch-up. If your office is staying occupied during the work, plan the cleaning around the phases, and ask the contractor where the dust barriers will go.

Once people are back, keeping the space clean day to day is a different job. Our guide to keeping office germs down covers it.

Should you hire it out?

Check what cleanup your construction contract covers first. Then see our Post-Construction Cleaning page and our office cleaning page, then request a quote with the square footage, the kind of work that was done and your move-in date.

FAQ

What are the stages of post-construction cleaning? Usually three. A rough clean once the trades finish, to clear debris and the heavy dust. A detail clean, top to bottom, on every surface. Then a touch-up after the punch list and before people move back in.

How do you clean up drywall dust? Vacuum it with a HEPA vacuum first, from the top of the room down, then wipe every surface with a damp microfiber cloth, rinsing it often. Don't dry-sweep or use a shop vac without a fine filter; both throw the dust back into the air.

When should post-construction cleaning be scheduled? After the last trade is done with dusty work, and before furniture, computers and people move back in. A final touch-up after the punch list catches what the last fixes leave behind.
